Division of Responsibilities

The table below shows how responsibilities are shared between the tenants and Euran Vuokrakodit housing company.

Section Tenant Euran Vuokrakodit (Landlord)

Roof, walls, doors and windows

  • Store keys carefully
  • Pay for a new lock if the key is lost
  • Oil the hinges and locks on all doors in the apartment
  • Install and maintaining additional security locks, chains, and peepholes
  • Clean the windows
  • Maintain the following: 
    • roofs, external walls, and load-bearing structures
    • thermal insulation
    • exterior doors and their parts
    • exterior door locks
    • letterboxes and nameplates
    • windows, their parts, and window seals
  • Make structural repairs to the apartment

 

Balconies

  • Clean balconies
  • Clean balcony glass
  • Clean drainage holes
  • Maintain the following:
    • balcony structures
    • balcony doors and their parts
    • balcony glazing installed by the building

Wet rooms

  • Check floors and walls for defects and report any issues
  • Clean tap nozzles
  • Purchase hoses for the washing machine and connect to water and sewer systems
  • Connect the dishwasher hoses (see instructions)
  • Purchase dishwasher hoses
  • Clean water traps and floor drains
  • Unblock drains if the resident caused the blockage through negligence
  • Check taps and WC for leaks and report any problems
  • Replace sauna stones
  • Repair plumbing leaks
  • Unblock drains (except when caused by negligence)
  • Maintain water traps and floor drains
  • Repair toilet seats
  • Maintain taps, showers, and hoses
  • Maintain wall surfaces in saunaa and other wet rooms
  •  Maintain stoves and supply sauna stones

Heating and ventilation

  • Clean exhaust and relief air valves
  • Clean the extractor fan filter over the stove
  • Ventilate and adjust radiators
  • Maintain radiator valves and thermostats
  • Adjust and repair exhaust air valves
  • Clean ventilation ducts and filters
  • Maintain air extraction of the stove

Electrical equipment

  • Purchase and replace lamps, fluorescent tubes and igniters
  • Purchase and replace fuses
  • Purchase antenna cables
  • Purchase smoke detector and batteries (responsibility transferred to the housing company at the beginning of 2026 at the latest)
  • Test the smoke detector regularly
  • Clean refrigerator condensers and melt water pipe
  • Clean the backs of the fridge and stove
  • Repair sockets and switches
  • Maintain fixed lamps and their covers
  • Maintain smoke detectors fixed to the electric system
  • Maintain stoves and refrigerators

Outdoor areas

  • Clean your own yard, mow the lawn, take care of trees and shrubs
  • Clean, snow plow and put sand on ice in front of the front door of a terraced house
  • Maintain fences, shelters and communal storage areas
  • Maintain, snow plow and ensure de-slippage of common roads
