Rules of conduct

These rules have been drawn up to ensure the comfort and peace of mind of the residents. Everyone must behave in a way that is respectful of the other residents. Residents must ensure that their guests also respect the rules.

Notification of move

Moving in and out of an apartment must always be reported to the Digital and population data services agency and to the housing company’s customer service (housing office).

Disruptive behavior and noise

Disturbing behavior towards neighbors is prohibited.

Between 22:00 and 07:00, a quiet night-time must be ensured for all the residents.

Playing a musical instrument, singing, using a radio or household appliance and other activities that create a disturbing noise, e.g. running a bath water with a loud noise, are prohibited between 22.00 and 07.00.

Loud noisy activities such as drilling, circular sawing or chopping are prohibited from 20.00 to 07.00 on weekdays and from 18.00 to 07.00 on weekends.

Common areas

The external doors of the common areas are kept locked from 21:00 to 07:00. When passing through the external doors, please ensure that they get locked. The common areas, like corridors, stairs and lobbies, are for passing through and must be used in a quiet and respectful way. Smoking and loitering in these areas is prohibited.

Access routes to common areas and courtyards must be kept clean and clear. For fire safety reasons, items may only be stored in designated areas, e.g. prams and bicycles may not be stored in the stairwell. The storage of mopeds and other battery- or motor-driven vehicles in common areas is prohibited. The display of signs and advertisements is prohibited. Antennas may only be attached in accordance with the instructions of Eura Vuokrakodit Oy. No doormats may be placed in front of the external door of the apartment.  

The use of cleaning/carpet stands is permitted between 07:00 and 20:00, at other times the stands may be used in a way that does not cause noise. 

Waste management

Household waste and other rubbish must be put in a container and residents must follow the provided instructions for sorting waste. Non-household waste (e.g. furniture) must be disposed of by residents themselves and taken to waste stations provided by Loimi-Hämeen Jätehuolto Oy. Hazardous waste such as batteries, paint containers and medicines also should be taken to designated recycling points. More information here: https://lhj.fi/en/ 

Parking

Vehicles may only be parked in designated and marked spaces. Resident parking is allowed in the reserved spaces and guest parking only in the guest spaces. Guest spaces are intended for short-term parking. Parking spaces are reserved for cars and motorcycles in use only. Leaving junk cars or car parts in parking spaces will result in the owner being liable to pay a charge for removing them and/or causing damage to the environment. Repeated improper parking can lead to the termination of the lease (KKO:1997:85).

Keeping an engine on for too long (idling) is prohibited.

For safety reasons, car heating cables must always be disconnected from the socket after use and the socket cover must be locked.

Repair work in garages or in the yard that creates noise, smell or harm to the environment is prohibited.

Smoking in the apartments

Smoking is not allowed indoors. Damage caused by smoking is not considered normal wear and tear, and the repair costs for this damage are billed to the resident.

Balconies and outdoor areas 

Dusting carpets and bed linens on apartment balconies is prohibited. Dusting is allowed only in places reserved for this purpose (carpet stands). Airing out clothes and drying laundry is allowed with drying lines below the balcony railings, out of the line of sight.

Washing balconies with running water is prohibited. 

Grilling and cooking on balconies is strictly prohibited. 

Do not feed wild animals on balconies or in the outdoor areas. 

The set traffic signs must be followed.

Pets

Outside the apartments, pets must always be kept on a leash, and they must not disturb the other residents of the house. Walking pets in the area of ​​the property (not just passing through) is strictly prohibited. Pet excrement must be collected in waste containers.  

Building technology

Sauna clocks, control devices or line control valves are part of the building technology, and the resident is not allowed to touch the equipment. Building technology is taken care of by the property’s maintenance man. 

Do-it-yourself repair or installation of exhaust fans over the stove without a permit is prohibited.

Cleaning the floor drains is the responsibility of the resident.
